What are the building restrictions in Thailand? Even on Koh Phangan itself, different districts have different building restrictions for land and houses. The restrictions in Baan Tai, for example, are different from those in Chaloklum. So, we need to assess each project according to its location and the building restrictions will be relayed during the initial free consultation.

I’ve heard some contractors can be unreliable. How can you protect my project? This is exactly why you hire us — to take on the risk for you. We have spent years curating and carefully developing our relationships with hand-selected contractors on Koh Phangan, in Thailand, and abroad. And we only work with the ones we know deliver the highest standard and whom we know we can trust. In almost 40 builds, we have never once had this happen, and don’t expect it every will.

How much will it cost me? Each project is different in terms of the standard of finish, so it's impossible to provide a price range without getting a full understanding of your expectations. The price of your build depends on many factors, including what kind of quality materials you select, how complex the unique features you choose to incorporate, the positioning and lay of your land and house(s), and more. Some might want a simple open-plan minimalist feel --- which will mean a more affordable price --- while others prefer chandeliers and marble floors or even a futuristic style. It also depends on what you'll build -- are you after a beach villa to live in or rent? Or wanting to embark on an expensive condominium project? Once we have a full grasp of your vision, we can help work out a quote for your house, villa, or development.

How do I buy and own land in Thailand as a foreigner? Though we can answer this question, since we don't sell land & houses, or have anything to do with the purchasing process, we'll leave this question to the capable real estate companies in Thailand.

In the 10+ years that we've been based on Koh Phangan, we've watched the island transform from what was once mainly basic, affordable properties to what is now a much more luxury market. As the demand for higher-end infrastructure and services increases on the island, the real estate market on the island is increasingly ideal for investment.
